Transparency of Fees for a Residential Sale or Purchase

General Fee Scale

SALES

£0 to £325,000= £950 + vat

£325,001 to £450,000 = £1050 + vat

£450,001 to £625,000 = £1200 + vat

£625,001 to £750,000 = £1300 + vat

£750,001 to £999,000 = £1500 + vat

£1m to £1.4m = £2000 + vat

£1.4m and above = price on application

PURCHASES

£0 to £325,000= £1050 + vat

£325,001 to £450,000 = £1150 + vat

£450,001 to £625,000 = £1300 + vat

£625,001 to £750,000 = £1450 + vat

£750,001 to £999,000 = £1700 + vat

£1m to £1.4m = £2500 + vat

£1.4m and above = price on application

Add on Fees/Disbursements

  • If you are buying with a mortgage – £150 + vat.
  • If the property is leasehold – £250 + vat.
  • If the property is London leasehold add £500 + vat in addition to Leasehold fee.
  • If the property is unregistered add on £200 + vat.
  • If the property is a new build add on £250 + vat.
  • To prepare a Declaration of Trust add on £250 + vat.
  • Statement of Truth/Stat Dec/Deed of Variation add on between £100-1000 + vat.
  • If you are selling with a help to buy equity loan add on £150 + vat.
  •  Purchase or Sale of Part of Land add on £250 + vat.
  • Freehold property with management company involved add on £150 + vat.
  • Mortgage lender has their own solicitors add on £250 + vat.

Add on Fees/Disbursements

  • CHAPS & Admin fee – when sending £ to other parties – £30 + vat.
  • Property searches on a purchase – £253 (this could increase depending on your lender requirements).
  • Land Registration Fee – this will depend on the price of the property you are purchasing – £40-550.
  • Stamp duty – varies according to the price of the property you are purchasing.
  • ID admin check fee – £25 per person + vat.
  • Source of funds admin fee – £25 + vat per person
  • Office copies/documents/searches from Land Registry – varies. From £2.00 upwards.

Referral Fees

We have an agreement with certain local estate agents to pay them a referral fee if they refer a client to us. This will clearly be shown in your initial letter and we guarantee that the price you pay is not inflated to take this in to account.

 

Leasehold Properties

If you are buying or selling a leasehold property, the managing agents/landlords will charge you additional fees which can be hundreds of pounds. These are not our fees. If you want advice on this before instructing us please contact the managing agents/landlord to enquire.
